Questions to ask your buyers agent before you sign

It’s important to make sure that questions are answered before you sign with a buyer’s agent, some are more important than you would have initially thought. I’ve written a quick article covering check-list style questions!

Expertise and credentials

Inquire about the agent’s years of expertise and educational background.

  • How many years of experience do you have?
  • What is your background?

When it comes to payment, the seller pays the agent, while the purchaser pays the purchaser’s agent. You might be asking what the additional services are, let’s quickly cover that.

Local expertise

It’s crucial to work with an agent who is knowledgeable about the places you are interested in. Inquire about their familiarity with the neighborhood real estate market.

  • Do you have local expertise in the area I’m looking at?
  • Can you tell me more about the market in general for this area?

Recent purchases

To get a feel of the agent’s knowledge and experience, inquire about their most recent purchases.

  • Where were your recent purchases for other clients?
  • Do you have any review and feedback which you can share with me?

Agent's portfolio

To learn if the agent possesses any real estate, inquire about it. You can get a feel of their understanding of the market and investments from this.

  • Do you currently own any property yourself?
  • How many properties have you purchased? (This could be a fun question, that’s for sure.)

Search and purchasing process

Recognize how the agent searches for homes and handles the purchasing procedure.

  • How do you search for properties?
  • How will you take my needs into account?

Ask the agent

Ask if they have excellent connections and access to unlisted properties that might not yet be on the market.

  • Do you have any recent properties that you were able to find which were unlisted?
  • Can you explain how you are connected to the local market and how you might find unlisted properties?

Licensing

Most important, buyer’s agencies within Australia cannot operate without the correct license. (Here is an article I wrote covering the current status of requirements for licenses around Australia.)

  • Are you licensed?
  • Please provide proof of your indemnity insurance.

Hopefully these questions will save you from signing with the wrong buyer’s agent, after all a buyer’s agent works for you, the client, and you deserve to know that you’re signing with the right company.
